The City of Half Moon Bay has issued both Measure D residential allocations for Main Street Commons, Pacific ADM's downtown mixed-use project. Next: coastal development and architectural review.
The City of Half Moon Bay has issued both Measure D residential allocations for Main Street Commons, Pacific ADM's mixed-use infill project in the downtown commercial district. We submitted the application on October 5; the allocations were issued on October 7.
Measure D caps the number of new residential units Half Moon Bay can approve each year, with a separate pool for the downtown area. Securing allocations is the first gate for any new housing in the city, and on the coast that gate is narrow. With both allocations in hand, the project can move into design and permitting with certainty about its unit count.
Main Street Commons keeps the two existing homes on the site and adds a new two-story building: about 600 square feet of ground-floor office with two new 2-bedroom apartments above, each with a private 2-car garage. It is the kind of downtown infill Half Moon Bay's plans call for: new homes and workspace within walking distance of Main Street.
Our next step is the Coastal Development Permit and Architectural Review submittal to the City's Planning Division. Dahlin Group is leading architecture and planning, with HMH on civil engineering. We'll post updates here as the project moves forward.
